What is Black Mould and why is it dangerous in homes?

There are many types of mould that affect properties across Scotland, but black mould is a term commonly used for the fungus Stachybotrys chartarum.

Although Black mould is the most common type of mould, there are many different species of black staining mould as well as others that stain green, yellow, mauve and grey. Generally the sudden appearance of any mould tells you that the indoor air quality is out of balance and needs resolving.

Mould growth releases microscopic spores into the air, which can cause allergic reactions or aggravate asthma when inhaled by occupants. This can lead to respiratory problems in those with weakened immune systems, the elderly, children or those with existing lung conditions.

Health authorities warn that living with damp and mould can even lead to serious illness in severe cases.

Further evidence from the National Institute for Health and Care Excellence (NICE) highlights that indoor air pollution, including mould exposure, is linked to an increased risk of respiratory and cardiovascular illness.

This makes it vitally important to deal with black mould when it is identified by homeowners, social housing providers and private landlords.

Is Black Mould Dangerous for Occupants' Health?

Studies have found that exposure to damp conditions, condensation and mould growth can cause health risks to occupants, while the conditions created by a damp problem can also reduce air quality within the property. Damp and mould within the home can produce allergens, irritants, mould spores and other toxins that are harmful to health (The World Health Organisation).

Moist stale air may contain mould spores, dust mite allergens and volatile organic compounds, which can contribute to Asthma symptoms.

Government Legislation identifies damp and mould as a ‘category one’ hazard, while Awaab’s Law and the Social Housing (Regulation) Act was introduced since the death of Awaab Ishak in December 2020 from a severe respiratory infection caused by prolonged exposure to damp and mould in his home. Awaab’s Law is expected to come into force in Scotland in October 2026 via the Investigation and Commencement of Repair (Scotland) Regulations 2026.

Can I not just wipe off Black Mould?

Many properties will be subject to condensation and black mould during winter, often noticeable around windows or in the bathroom. For minor or isolated patches they can be wiped away, but  make sure to use gloves and a mask, while a mixture of liquid soap and water can be used to remove the mould.

Some properties may suffer from a more significant damp and condensation problem and may require professional mould cleans due to the extent of the issue.

For severe cases of mould growth, efforts may need to be taken to reduce the amount of moisture created in the home, while ventilation may also need to be increased. This can be done by using extractor fans, opening window trickle vents or fitting a PIV unit. If black mould is constantly forming on walls, and returning despite being wiped away, this is a sign that professional advice is required and thermal improvements may be required.

The amount of condensation created inside a property can be reduced by making small changes to moisture production, ventilation or heating. If however the problem persists, professional condensation control measures may be required, including improvements to ventilation and insulation.

Ventilation improvements in the form of extractor fans, trickle vents and PIV units will help remove excess moisture, and prevent the damp problem.

Anti condensation paints can be used for isolated areas, while thermal plastering is a go to option for solid wall constructed properties with a serious condensation problem. These products work by removing the cold bridge on which condensation can form.

If mould and condensation is forming on ceilings, it may be because the roof space above is uninsulated. Improvements to the levels of insulation in the roof space above will prevent the ceiling being a cold bridge.
